1. Booking & Payment
1.1 A reservation is only final once the deposit (as outlined below) has been received.
1.2 For bookings made more than 2 weeks before arrival: a 30% deposit is required at the time of booking. The remaining balance and the security deposit must be paid no later than 2 weeks before arrival.
1.3 For bookings made within 2 weeks of arrival: the full accommodation cost and security deposit are due immediately.
2. Cancellation & Security Deposit
2.1 Cancellation up to 2 weeks before arrival: the reservation will be canceled. The 30% deposit is non-refundable, but no further payment is required.
2.2 Cancellation within 2 weeks of arrival: the full accommodation cost (excluding the security deposit) is non-refundable.
2.3 Security deposit: A €250 security deposit will be charged. This will be refunded within 2 days after check-out, provided no damage has occurred and the property is left in good condition.
2.4 The owners of Finca Vinido reserve the right to cancel any booking of the apartment or additional experiences at any time and for any reason. In such cases, guests will be informed as soon as possible and will receive a full refund of any payments made for the cancelled services. No additional compensation or liability will be provided.
2.5 The total accommodation costs must be paid no later than 2 weeks prior to arrival. If payment is not received on time, the booking may be cancelled.
3. Liability & Use
3.1 Use of the apartment, garden, swimming pool, sports facilities, and all other amenities is entirely at your own risk.
3.2 Parents or guardians are fully responsible for their children at all times.
⚠️Please note: the swimming pool is not fenced or supervised. Children are only allowed in the pool area under constant adult supervision.
3.3 Finca Vinido and its owners accept no liability for accidents, injuries, drowning, loss, or damage during your stay.
3.4 Use of the swimming pool is at your own risk. There is no lifeguard on duty and the pool is not fenced. The maximum pool depth is 1.80 meter. Diving is strictly prohibited.
3.5 Swimming under the influence of alcohol or drugs is prohibited.
4. House Rules
4.1 Smoking is not permitted inside the apartment.
4.2 Pets are not allowed.
4.3 No parties or events without prior written permission.
4.4 Check-in is available from 3:00 PM onwards, and check-out is by 10:30 AM.
4.5 Quiet hours: Please respect quiet hours between 10:00 PM and 06:00 AM to ensure a peaceful environment for everyone on the property and neighbors.
4.6 Pool access is allowed between 08:00 AM and 08:00 PM.
4.7 We have a septic tank and are not connected to the sewer system. Therefore, please do not flush toilet paper or other products.
4.8 Tap water is not for drinking. It’s fine for brushing teeth or boiling eggs, but please use bottled water for coffee, tea and drinking.
4.9 Please leave the apartment tidy upon departure.
4.10 The use of disposable barbecues is not allowed.
4.11 The use or possession of drugs (including cannabis) is strictly prohibited within or around the accommodation. Any violation of this rule will entitle the property owner to immediately terminate the rental agreement without any refund of rent or security deposit.
5. Safety & Facilities
5.1 Smoke detectors, a first-aid kit, and fire extinguishers are provided in the apartment.
5.2 Use them only in case of emergency and report any incidents to the owners immediately.
5.3 In case of emergency, the owners reserve the right to enter the apartment or property, while respecting your privacy.
6. Force Majeure
6.1 In the event of force majeure (such as natural disasters, pandemics, power outages, or water shortages), the owners cannot be held liable for changes, interruptions, or cancellations.
6.2 We will always do our best to find a suitable solution, such as rescheduling or (partial) refund, depending on the circumstances.
